Residential appraisals beyond the mortgage
Eagle Home Appraisal Henderson appraises residential property in Henderson for decisions other than a lender's loan file: listing, selling on your own, refinancing, removing mortgage insurance, appealing a tax value, reviewing insurance, donating property or relocating. Tell us who the report is for and what they require; the scope is built around that.

Where in Henderson
The City of Henderson's map data lists master plan areas such as Anthem, Cadence, Calico Ridge, Green Valley, Green Valley Ranch, Inspirada, Seven Hills and Tuscany, and planning areas such as Green Valley North, Green Valley South, Townsite and West Henderson. Our service area page adds notes on Downtown and the Water Street District.
A neighborhood name is only a starting point. The appraisal works from the parcel itself, which the Clark County Assessor's real property search finds by parcel number, owner name, address or subdivision.
Why owners ask us for a value
Before you list
A value developed before the sign goes up gives you a supported starting point for pricing and for answering a buyer's questions.
Selling without an agent
Buyer and seller can both look at the same independent report rather than at competing online estimates.
Removing mortgage insurance
Ask your loan servicer what kind of appraisal it accepts before you order; its requirements set the scope.
Refinancing
Knowing the value before you apply helps you judge your equity and compare loan options with realistic numbers.
Appealing a Henderson property tax value
In Nevada, the assessor's taxable value is built by formula rather than taken from sales: the land at full cash value, the buildings at replacement cost, less statutory depreciation of 1.5 percent for each year of adjusted age, capped at 50 years (NRS 361.227). If you think your home's full cash value is lower than that figure, the first stop is the Clark County Board of Equalization. The appeal is due January 15, moving to the next business day when the 15th lands on a Saturday, Sunday or legal holiday (NRS 361.357). A further appeal to the State Board of Equalization must be filed on or before March 10 (NRS 361.360).
The value being argued is full cash value as of January 1 before the fiscal year, and an appeal of this kind cannot raise the taxable value. NRS 361.356 offers a second path, an inequity appeal, for an owner whose home is assessed higher than another property with the identical use and a comparable location; if the board finds an inequity, it can adjust either property's value up or down. At a county board hearing the owner presents evidence of value, and an appraisal dated January 1 can be part of it. Check the current form and rules with the Clark County Assessor or your adviser; no appraisal guarantees a result.
Insurance review
An opinion of market value or a cost estimate can inform a coverage review; your insurer sets its own requirements.
Charitable donations
Share the requirements of the recipient and of your tax adviser before the assignment is scoped.
Relocation
If an employer's relocation program wants an independent appraisal, forward its written requirements when you ask for a quote.
How a residential assignment runs
- Your request. Phone (702) 905-7023 or use the online form. Include the address, what type of home it is, roughly how large, and the reason for the appraisal; fee and scope are settled before a visit is booked.
- Scheduling. The inspection date depends on availability and on who can let the appraiser in.
- The inspection. The appraiser measures, photographs the interior and exterior, and notes condition, features and improvements.
- The analysis. Comparable Henderson sales are selected and adjusted, and the report is prepared to the agreed scope.
- The report. Delivery follows the estimate confirmed for your assignment; mention any deadline before you order.
Residential appraisal fees
Ask for a written scope, fee and delivery estimate. Property size and complexity, the purpose of the report and your timeline shape the fee. Appraisals for legal, tax or estate use, including our estate, divorce and IRS step-up work, carry extra research and reporting, and their estimates reflect it.
